Moss on a roof is routinely presented as a cause of roof failure, and the case is usually overstated. The mechanisms by which moss does damage are real but specific, and distinguishing them from the general claim that moss ruins roofs is the useful thing to do, because the specific mechanisms determine whether a particular roof needs cleaning at all. No statute or published standard addresses this; what follows is physical reasoning about how the material behaves.

Blocked drainage: the strongest case[edit]

Moss sheds. What sheds runs down the slope into the gutter, and from the gutter into the downpipe and the drainage below it. A roof carrying substantial moss produces a steady supply of material into a system designed to carry water.

This is the mechanism with the least argument against it and the one most likely to cause visible harm, because a blocked gutter overflows against a wall, and water against a wall does damage that a roof covering never sees. It is also the mechanism most easily addressed without cleaning the roof at all, by clearing the gutters.

Water retention and frost[edit]

Moss holds water against the covering and keeps it damp longer than it would otherwise be. On a porous covering — an older clay tile whose fired surface has worn,[1] or a concrete tile whose applied finish has gone[2] — water held at the surface and then frozen is a recognised mechanism of deterioration.

The qualification matters: this bears on coverings that absorb water. On a sound, dense covering the retained moisture has much less to act on.

Lifting at the laps[edit]

Growth accumulating in the laps between tiles can hold them fractionally apart. Where that happens on a low pitch, or where wind drives rain up the slope, the covering is less able to keep water out than it was designed to be.

This is real but requires substantial accumulation, and it is a different claim from the one usually made, which is that moss on a roof causes leaks. Moss on the surface of a sound roof at a normal pitch generally does not.

What moss does not do[edit]

It does not have roots that penetrate a tile; moss has rhizoids that attach to a surface, and on a fired or finished surface there is nothing for them to grow into. It does not eat or dissolve the covering.

Nor is a mossy roof necessarily a failing roof. Moss indicates shade and damp, which are conditions rather than faults, and a roof that has carried moss for decades without consequence is common. The question worth asking about a particular roof is which of the mechanisms above actually applies to it.
